7This 19th-century estate situated in the Istrian countryside is located on the hilltop surrounded by centuries-old olive groves and vineyards. The luxury Stanzia Baracija consists of the main villa and the guest villa containing 8 rooms and accommodating up to 16 people.
The estate of the villa spreads on over 20,000 square meters and is dominated by large garden containing over one hundred plant species, olive groves and a vineyard. In front of the villa, you can enjoy the private outdoor heated swimming pool surrounded by sun loungers.
The outdoor dining area is huge and capable of accommodating 20 people. There is an outdoor fireplace and a cocktail bar to make your days perfect while enjoying the summer days by the pool. Both the main villa and the guest villa have a living room, kitchen, suites, and indoor fireplaces.
The main villa spreads across four floors. The ground floor, first floor, second floor, and the attic. On the ground floor, you will find a spacious living room with a fireplace and a lounge area. There is also a suite on this floor with queen size bed and an en suite bathroom with a shower.
On the first floor of the main villa there is a suite with king-size bed and an en suite bathroom with a bath and shower. This suite also has an entrance to the terrace from where you can enjoy the panoramic views of the Istrian countryside.
This second floor of the villa contains a suite with twin size bed and a shared bathroom with a shower. The remaining suite in the main villa is located in the attic and is equipped with a twin bed and en suite bathroom with a bathtub and shower.
The guest villa is connected to the main villa through the common outdoor area and it contains three suites. All the suites are located on the ground floor of the guest villa. One suite has a king-size bed with an ensuite bathroom with bath and shower, while the remaining two suites have twin beds and a private bathroom with shower.
The first floor of the guest villa is a common area with a living room and a fireplace. The living room is connected with a dining room and fully equipped kitchen. This open space is connected to the terrace from where you can enjoy in the beautiful landscape surrounding the villa.
This luxury villa also has a wine cellar with wines from all around the world, a cinema room, a play room with darts and Playstation 5, a tennis court, and a bocce court.
To make your stay as enjoyable as possible, at your disposal you will have a villa manager, a private chef preparing daily breakfast, a housekeeping service, a concierge service and, to explore the countryside, bicycles at your disposal.
Only 3 kilometers from the villa is the famous Istrian town Grožnjan. Grožnjan is famous for its arts and culture as it has over 20 art galleries and studios. During summer this city transforms into a real art mecca with numerous art workshops being held there.
Grožnjan will also enchant you with its medieval walls and charming narrow stone streets.
